Inspections
Thank you for choosing the City of Manitowoc your project. To certify a project’s compliance with application codes, plans and specifications, as approved by the local or state authority, municipal inspectors shall conduct inspections for the project as listed below. Construction may not begin until the Building Permit has been issued and is properly posted on the premises.
Scheduling Municipal Inspections
Please contact the department at (920) 686-6940 or by Department Email at least 24 hours in advance of the requested inspection to assure enough time is allotted should the inspection schedule be filled. Inspections are scheduled on a first come first serve basis. Work shall not be concealed until approved by an inspector.
State Approved Plan Final Occupancy Inspections
Shall be conducted by State District 9 Inspector Chad Rothmeier. Please call (608)438-5255 or Email for availability and scheduling requirements. It is suggested that the general contractor coordinate an inspection time and date with both the state and local inspectors to expedite the occupancy process.
Inspection Types
Building Slab on Grade. Shall be made of the grade beam, slab reinforcement, building anchors and wire mesh prior to placement of concrete.
Building Footing. Shall be made of the excavation work after placement of forms, shoring and reinforcement before the placement of concrete.
Building Foundation. Shall be made of the drain tile, stone covering, waterproofing and exterior insulation (if required) prior to back filling.
Building Rough In. Shall be made before insulation, sheet rock, paneling or other materials cover any construction.
Building Insulation. Shall be made when the insulation work is complete before sheet rock, paneling or other materials cover any construction.
Building Final. Shall be made when the construction work is completed prior to the space being occupied.
Certificate of Occupancy. Issued upon proper completion of any new building, newly occupied commercial space, or change of use.
Electrical Service. Shall be made before the newly installed or upgraded electrical service terminations are by Manitowoc Public Utilities.
Electrical Rough In. Shall be made before insulation, sheet rock, paneling or other materials cover any wiring. Underground wiring shall be inspected before the trench is backfilled. Except for the final connection to switches, receptacles and light fixtures, all ground wires and other wires in boxes must be spliced and pigtailed for the rough-in inspection.
Electrical Final. Shall be made when the electrical work is completed prior to the wiring being utilized and the space occupied.
HVAC Rough In. Shall be made of the chimney and vents, air returns, duct work and gas piping before any materials cover the HVAC work for new construction, additions and major alterations.
HVAC Final. Shall be made when the HVAC work is completed prior to the space being occupied.
Plumbing Sewer & Water Lateral. Shall be made when the HVAC work is completed prior to the space being occupied.
Plumbing Ground Work. Shall be made prior to underground plumbing work being covered.
Plumbing Rough In. Shall be made when pipes are installed and connected before insulation, sheet rock, paneling or other materials cover any plumbing work.
Plumbing Final. Shall be made when the plumbing work is completed prior to the plumbing system being utilized and the space occupied.
